Even if it looks a good buy, we will not offer you a property if we do not feel it ticks all our boxes for growth and rental. It needs to be in the right place, at the right time at the right price with a good rental market in the area. We work on repeat business and lasting business relationships, so endeavour to provide the highest quality to our clients every time.
Once you have chosen a property you are interested in we will negotiate the price on your behalf. This is particularly recommended if you have no prior experience of the Scottish selling process and Scottish Law, which is renowned for its different conveyancing procedures.
Following a successful price agreement we will instruct one of our frequently used surveyors to provide valuation and rental assessment - often within 24 hours of request.
Funding can also be taken care of by an excellent mortgage consultant company that has been used by Principal International for many years. This service can often be provided for our clients on a reduced or no-fee basis.
On the hand-over of keys, which again we can collect, one of our team will carry out a walk-round ensuring the property has been left as per the agreement with any minor repairs carried out free of charge by one of our tradesmen. We also offer a discounted property cleaning service to prepare your new purchase for the viewings and subsequent incoming tenants.
Finally we have several well established letting agents whom we know - due to the volume of business we provide for them - will give your property the utmost attention to let, for a good price. The letting agents will market and manage the properties for you, preparing all paperwork, carrying out tenant references, collecting rent, carrying out the necessary safety checks and regular property inspections.
