fuerteventura property investment information
Why buy in Fuerteventura?
With 3,000 hours of sunshine a year, Fuerteventura is the closest Canary Island to the African Coast. The weather conditions here are very similar to Florida and Mexico, which are on the same latitude, making this the ideal holiday location.
With a 52 week holiday season it is highly likely that you can achieve close to full occupancy on your apartment or villa.
With 80% loan to value mortgages available you should comfortably cover your costs and even achieve some ‘free’ personal usage from your holiday home investment.
Most importantly Fuerteventura is an ideal investment opportunity as capital values continue to rise steadily.
A low inflation rate coupled with the low cost of living means that Fuerteventura represents great value for money. The country also benefits from private and state hospitals that offer excellent facilities and expert consultation.
Boasting the best beaches in the Canaries, if not most of Spain, the beaches and sand dunes, make Fuerteventura the ideal holiday resort for everyone. Water sports are abundant all over the island. Every year, hundreds of surfers, windsurfers and divers, descend on Fuerteventura, as the Island is host to the P.W.A world windsurfing speed and slalom event.
There are 5 golf courses planned for the Island, many of which are already complete.
If you have been on holiday to Fuerteventura in the Canary Islands, no doubt you will have your favourite areas of the island to spend a vacation. Certainly there are many great tourist resorts on the island to choose from. However, when considering buying property on the island there are currently two key locations for purchasing - Caleta De Fuste and Corralejo.
Caleta De Fuste, known to the locals as “El Castillo”, is a purpose built resort on the East coast of the island some 10 minutes drive from Fuerteventura´s International Airport.
The Fuerteventura Golf resort, based in Caleta De Fuste, is the first and largest golf resort on the Island, and home to the Spanish PGA Open in 2004. The prestigious Golf course has been designed by the famous architect Juan Caterineau and has 18 holes, with a par of 70, and wanders over streams and lakes. It is situated in a fantastic location, only 200 metres from the beach, within close proximity of a shopping centre and cinema complex.
For those looking to buy property in Fuerteventura, Caleta De Fuste therefore offers a choice of high quality property and the opportunity to invest in off-plan new developments.
Corralejo is the principal resort on the island. Built around its original harbour the narrow streets in this area house an abundance of shops, restaurants and plazas. The resort has grown and now stretches to the edge of the famous sand dunes that simply take your breath away - the kind of setting postcards were made for! Corralejo is the perfect location for purchasing new developments ‘off plan.’
Buying Property in Fuerteventura
Once you have decided on a property and the price has been agreed with the vendor a contract will have to be drafted and you will need to make provisions for payment of a deposit, which is payable on signing the contract.
The contract will include a completion date and an assurance by the sellers that the property is free of charges, tenants and mortgages.
Once both parties have signed this contract and the deposit has been paid, you have secured the property. This is a binding contract for both sides with penalties for failing to honour its terms.
It is imperative that you are satisfied with the conditions of the contract before signing it.
